End of tenancy cleaning in London: prices, what's included and how we work
End of tenancy cleaning, sometimes called move-out cleaning, is the service Top Cleaning GB is built around. It is done after you have moved out, once the property is empty of belongings and rubbish. We have been cleaning rental properties across London since 2008, for tenants moving out, landlords getting ready for new tenants and letting agents preparing a property for check-out. Most of the roughly 1,000 bookings we handle each year are end of tenancy, deep and after builders cleans.
A standard clean starts from £210 for an unfurnished one-bedroom flat with one bathroom, takes around 2 to 5 hours, and is covered by a 72-hour re-clean guarantee. We cover all 32 London boroughs and bring all the equipment and cleaning products ourselves.

End of tenancy cleaning prices in London
Our prices are “from” prices. A published price has to assume something about the property, so ours assume it is fully unfurnished and the rooms are a standard size.

Each price also assumes a standard layout. A 1-bed flat, for example, means one bedroom, one bathroom, a kitchen, a living room and a hallway, all on one level. Anything more, such as a second bathroom, a storage or utility room, an extra living or dining room, or extra hallways and stairs, is priced on top. Extra rooms start from £50, and a larger or more complex room can be £100 or more
What changes the price
Two things set the final price: the size of the property and the condition it is in.
Prices assume the standard room sizes below. Noticeably bigger rooms cost more.

Furniture and condition matter as much as size. A furnished flat takes longer than an empty one, and a property with heavy grease or limescale takes longer than one that has been looked after. As an example, a single-level 1-bed, 1-bath flat starts from £210 unfurnished and is usually around £230 to £240 furnished or part-furnished.
Our quotes assume normal condition: the property can be brought up to standard with one or two cleaning passes, three at most. Poor condition means heavy limescale, mould, grease, rust or dirt left by months of neglect. That needs extra products, more time and more passes, and for a 1-bed flat it can add £100 or more to the standard price. The price in the table is where a quote starts, not a fixed price for every property with that number of bedrooms
For many enquiries we ask for a few photos or a short video before we quote. It lets us see the real condition, recommend the right service and quote a price that matches it. If you are not sure whether your property counts as normal, send photos of the areas you are worried about and we’ll tell you whether we can take it on and whether extra charges apply. If the team arrives to a property in poor condition that we weren’t told about, extra charges may apply or the clean may be cancelled.
Parking fees, the ULEZ charge and the Congestion Charge are added where they apply, because they depend on the exact address. They are one reason end of tenancy cleaning prices in London are higher than in most of the UK. We list them separately instead of building them into the price.
What we value
The clean covers the whole property, room by room. It follows our end of tenancy checklist, which we developed with input from estate agents and inventory professionals to cover the areas usually checked at the end of a tenancy. See our end of tenancy cleaning checklist

Living room and other rooms

Entrance, hallway and stairs

- Inside of windows, cobwebs, floors vacuumed, mopped and sanitised
Not included as standard
- Painted walls and ceilings. We don't wash or wipe them, as this work isn't covered by cleaning insurance. Cobwebs are removed.
- Kitchen utensils, crockery, glassware and cutlery. These can be cleaned at an extra cost.
- Fitted appliances are not moved. Washing machines, dishwashers, dryers and fridge-freezers are cleaned where they are installed, for safety and technical reasons. Only items that are safe to move are moved.
- Blinds, shutters and curtains. Wooden and Venetian blinds, shutters and curtains take a long time to clean, so they are an extra service at an extra charge.
- Secondary glazing and the space between panes. We clean the room-facing surface of the inner glass. The space between double-glazed panes, the sills between them and the extra panels of secondary glazing are not included.
- Fireplaces. Not included unless agreed in advance.
- External areas. Outside window cleaning, balconies, terraces, gardens, patios and sheds can be added if agreed before the clean. Balcony cleaning covers the external windows, sweeping, hoovering and mopping.
- Fireplaces. Not included unless agreed in advance.
- Properties with pests. We don't accept bookings for properties with a pest infestation, including properties that have been treated for one.
One of each appliance is included: a single-door oven, a fridge-freezer, a microwave, a dishwasher, a washing machine and a tumble dryer. A double oven, range cooker, stand-alone freezer or any additional appliance costs extra. The kitchen allowance is about 8 to 10 standard units. A bigger kitchen doesn’t automatically cost more, because we normally see it in your photos and include it in the quote, but a kitchenette in an extra utility room is priced as an extra area. All standard tasks are part of the price, so leaving one out, such as the oven, doesn’t reduce it.

How our end of tenancy clean works
Every property is different, but our cleaning team works in the same order on every end of tenancy clean.
1
Walkthrough and before photos. The team walks through the property with you where possible, confirms what is booked and notes existing marks or damage. Then they take photos and/or a video of the property before any work begins. These records show the condition and any existing damage, and we may also use them on our website, social media or Google profile. Tell us if you’d rather your property wasn’t shown. If there is anything you want thrown away, it is agreed with you first. Nothing is treated as rubbish without asking.
2
The slow jobs go first. The oven is treated early with a professional cleaner and left to work on the baked-on grease. Heavy limescale in the bathroom gets the same treatment. While the products work, the team gets on with the rest of the property.
3
Bathroom and toilet. The toilet is checked first. Where needed, the water is lowered so the descaler can reach the limescale, and it’s left to work while the rest of the bathroom is cleaned.
4
Kitchen. The kitchen is done systematically, cupboards, appliances, tiles and surfaces, and the oven is finished last, once the product has loosened the grease
5
Hallway and stairs. Handrails, skirting boards, doors and radiators.
6
Floors. Floors are done after the dusty work is finished. Carpets are vacuumed, hard floors vacuumed and then mopped
7
Final check and after photos. The team checks every room against the booking, then records the finished property in photos and/or video. Where possible, you can walk round with them before they leave.
The before-and-after record means everyone can see what the property looked like when we arrived and when we left. Mira Yordanova, who runs Top Cleaning GB, reviews these photos and videos
Products and equipment
We choose the product for the surface, not one bottle for everything. We use professional limescale removers, oven cleaners and degreasers (including Jangro, Selden and Ubik), gentler eco solutions such as Delphis Eco, Method and Ecover where the surface needs them, for example marble and granite, and Prochem and Alltec machines for carpet and upholstery steam cleaning.

Frequently asked questions
Questions about booking, payment and keys are answered on our general FAQs page.
From £89 for a room in a flatshare and from £210 for an unfurnished 1-bed flat with one bathroom. The final price depends on the size and condition of the property and whether it is furnished. Send us a few photos and we’ll give you an accurate quote.
Yes, and some tenants do. The areas that most often cause problems are the oven, limescale in the bathroom, the inside of cupboards and appliances, and skirting boards. If you are short of time or the property needs more than a regular clean, that is where a professional clean helps. Can I do end of tenancy cleaning myself?
Tell us the size of the property and, if you can, send a few photos or a short video. It lets us see the real condition and price the job accurately.
