Sofa and upholstery cleaning in London

Top Cleaning GB steam cleans sofas, armchairs, dining chairs and mattresses in homes and rental properties across London. We use Prochem and Alltec machines and cleaning solutions, and we check every fabric before choosing how to clean it. A 2-seat sofa costs £60, a 3-seat sofa £70, and most upholstery is dry in 3 to 8 hours.

How we clean sofas and upholstery

There isn’t one method that suits every sofa, so the technician starts by checking the piece.

1

Fabric check. We look at the fabric type, whether the colour is fast, how the fabric reacts to water, the filling and the lining, and the areas that need the most attention.

2

Pre-treatment. Stains and heavily used areas such as arms and headrests are pre-treated with a solution suited to the fabric.

3

Steam cleaning and extraction. The upholstery is cleaned with hot water extraction, and the machine draws the water back out with the dirt.

4

Final check. The technician checks the result and tells you how long to leave it to dry.

If anyone at home is sensitive to particular cleaning products, tell us before the visit so we can adjust the treatment.

Mattress cleaning

Mattresses collect dust, sweat and stains over time. We clean single, double, king and queen-size mattresses with the same hot water extraction method. It is a common add-on for landlords furnishing a property between tenants and for tenants moving out of a furnished flat.

How long does upholstery take to dry?

Usually 3 to 8 hours, depending on the fabric and the filling. Good ventilation shortens the time. Avoid sitting on the furniture until it is dry.

Can you remove every stain?

We pre-treat every stain, but some can’t be fully removed, especially old stains or ones that have been treated with other products. We’ll tell you what to expect when we see the fabric.

Upholstery cleaning with an end of tenancy clean

In a furnished property, sofas and chairs are vacuumed as part of our end of tenancy cleaning. If they need more than that, for example after pets or spills, you can add upholstery steam cleaning to the same booking. Carpet cleaning and rug cleaning can be done on the same visit.

Check the cleaning code on your sofa

Most sofas have a label with a cleaning code, usually under the cushions or the frame. It tells you what the fabric can safely be cleaned with:

Code

Meaning

W

S

WS or S/W

X

Water-based cleaning is safe

Solvent-based cleaning only, no water

Water-based or solvent-based cleaning

Vacuum only, no liquid cleaning

Send us a photo of the label with your enquiry if you can. It helps us bring the right products and tell you in advance whether steam cleaning is suitable.

Aftercare

Why a sofa can look cleaner than it is

Arms, headrests and seat cushions collect body oils, sweat and food, which attract dust and darken the fabric gradually, so the change is hard to notice day to day. A professional clean removes this build-up from deep in the fabric and filling, which a vacuum can’t do.

Frequently asked questions

From £89 for a room in a flatshare and from £210 for an unfurnished 1-bed flat with one bathroom. The final price depends on the size and condition of the property and whether it is furnished. Send us a few photos and we’ll give you an accurate quote.

Yes, and some tenants do. The areas that most often cause problems are the oven, limescale in the bathroom, the inside of cupboards and appliances, and skirting boards. If you are short of time or the property needs more than a regular clean, that is where a professional clean helps. Can I do end of tenancy cleaning myself?

Yes. A single-door oven, the hob and the extractor are part of the standard clean, together with one fridge-freezer, microwave, dishwasher, washing machine and tumble dryer. A double oven, range cooker or stand-alone freezer costs extra.

Tell us the size of the property and, if you can, send a few photos or a short video. It lets us see the real condition and price the job accurately.
