Carpet cleaning in London

We steam clean carpets in London homes, rental properties and offices, using hot water extraction with Prochem and Alltec machines and cleaning solutions. Carpet cleaning is priced per room, from £40 for a bedroom, with a £100 minimum call-out, and carpets are usually dry in 3 to 6 hours.

Many of our carpet cleans are booked together with an end of tenancy clean, when a tenancy agreement asks for professionally cleaned carpets. We also clean carpets on their own for homeowners, landlords and offices across all 32 London boroughtb

How our end of tenancy clean works

Every property is different, but our cleaning team works in the same order on every end of tenancy clean.

1

Check the carpet. The technician looks at the fibre, the condition and any stains before choosing the solution. Not every carpet suits the same treatment.

3

Hot water extraction. The carpet is cleaned with Prochem or Alltec equipment and extracted

4

Final check. The technician checks the result and tells you how long to keep off the carpet.

Light furniture is moved so the carpet underneath can be cleaned. Heavy furniture stays where it is.

Carpets we don't steam clean

Natural fibre carpets such as sisal and seagrass can shrink or be damaged by hot water and pressure, so we don’t steam clean them. If you are not sure what your carpet is made of, send us a photo and we’ll advise.

How long do carpets take to dry?

Usually 3 to 6 hours, sometimes a little longer depending on the carpet, the ventilation and the weather. Opening windows or running the heating helps. Keep off the carpet and don’t put furniture back until it is dry.

Can every stain be removed?

Hot water extraction with pre-treatment is the most effective way we know to remove stains, but nobody can promise that every stain will come out. Stains from red wine, coffee, tea, oil or blood can permanently change the colour of the fibre, especially if they have been there a long time or have been treated with another product first. The sooner you call us, the better the chance.

Carpet cleaning at the end of a tenancy

Some tenancy agreements ask for carpets to be professionally cleaned when you move out. Our standard end of tenancy cleaning includes vacuuming carpets, and you can add carpet steam cleaning to the same booking so both are done on the same day. We send one invoice you can show your landlord or agent.

Rugs, sofas and mattresses

If you are having the carpets cleaned, the rugs and upholstery can be done at the same visit. See rug cleaning and sofa and upholstery cleaning, or all prices on our prices page.

Who we work with

Hot water extraction or dry carpet cleaning?

Hot water extraction washes the fibres deep down and extracts the dirty water, so it is the most thorough option for most wool and synthetic carpets. Dry compound cleaning uses very little moisture, so the carpet can be used almost straight away, but it doesn’t reach as deep. It suits carpets that can’t take water, such as some natural fibres. If your carpet may not suit hot water extraction, send us a photo before booking.

Pet stains and odours

Pet accidents soak into the backing and underlay, not just the surface fibres. Pre-treatment and hot water extraction clean the fibres and reduce odours a great deal, but where urine has soaked into the underlay, the smell can come back until the underlay is replaced. We’ll tell you what to expect before we start.

Frequently asked questions

Questions about booking, payment and keys are answered on our general FAQs page.

From £89 for a room in a flatshare and from £210 for an unfurnished 1-bed flat with one bathroom. The final price depends on the size and condition of the property and whether it is furnished. Send us a few photos and we’ll give you an accurate quote.

Yes, and some tenants do. The areas that most often cause problems are the oven, limescale in the bathroom, the inside of cupboards and appliances, and skirting boards. If you are short of time or the property needs more than a regular clean, that is where a professional clean helps. Can I do end of tenancy cleaning myself?

Yes. A single-door oven, the hob and the extractor are part of the standard clean, together with one fridge-freezer, microwave, dishwasher, washing machine and tumble dryer. A double oven, range cooker or stand-alone freezer costs extra.

Tell us the size of the property and, if you can, send a few photos or a short video. It lets us see the real condition and price the job accurately.
